Requires a completely different approach. Heavy build up of grease and oils are a great fire risk and as a result many insurance companies will not cover them unless professional cleaning has been carried out. There are major problems in risk assessing some older systems as extract ductwork is routed up through inside of the building — sometimes through up-stairs apartments which you have no legal access to. If you cannot gain access you must make it clear in your report. What are you looking for?
- Grease build up in canopies
- Grease build up in duct — horizontal and vertical
- Grease build up on extract fan
- Grease build up in extract louvre vent
All these items should be the subject of regular inspection as per the industry standard set by TR19. Test used — wet film thickness test as per TR19. Frequency of testing is dependent on usage.
Special Notes
Areas where some ductwork passes through – for example attics, roofing space — often lead to molten grease spreading on the timbers in roof space. Vertical flues going through other people’s property Unsatisfactory materials — for example flexible ducting, plastic or wood — people’s ingenuity should never be underestimated. Grease tray filters must be in place and regularly cleaned. Safety should always be of prime importance

- REMOVE AND INSPECT THERMAL RELEASE MECHANISMS WHERE APPLICABLE
- CHECK PIVOTED DAMPER BEARINGS
- CHECK PIVOTED DAMPER FULCRUM SHAFT
- CHECK DAMPER SEALS
- CHECK CURTAIN DAMPER SPRING- REPLACE IF NECESSARY
- CHECK CURTAIN DAMPER FULLY CLOSES
- CHECK FOR ANY DEPOSITS OR DIRT WHICH MAY IMPEDE CORRECT OPERATION
- CHECK MICRO-SWITCHES- REPLACE IF FAULTY
- CHECK WARNING LIGHT/AUDIBLE ALARM CIRCUITRY
- CHECK DAMPERS ARE INTERCONNECTED WITH ANY RELATED SMOKE DETECTOR
- CHECK FOR CORROSION AND CLEANLINESS OF SURFACES
- CHECK LINKAGE WEAR ON MOTORISED DAMPERS – LUBRICATE IF NECESSARY
- CHECK WIRING FOR DAMAGE/LOOSE CONNECTIONS ETC .
- ENSURE DAMPER POSITION INDICATORS ARE OPERATIONAL AND CORRECTLY POSITIONED WHERE FITTED
- IF PNEUMA TIC ACTUATORS ARE FITTED CHECK FOR AIR LEAKS IN AIR LINES AND OR CONNECTIONS
- CHECK INTERLINKS TO FANS AND/OR SMOKE DETECTORS OR ALARM CONTROL SYSTEMS
- CHECK INTUMESCENT DAMPERS ARE CLEAN AND FREE FROM GREASY DIRT AND DAMPNESS
- CHECK FIXINGS TO DUCTWORK HAVE NOT FOULED DAMPER CHANNEL
